Do you know you will be require to Update Certificate's of Occupancy - Required by The Towns Building Department PRIOR TO ANY sale or purchase in the Hamptons.

What triggers an updated CO?

You must obtain a new or updated CO in the following scenarios:

a) Change of ownership: The town code now requires an updated CO upon a change in property ownership.

b)There are exceptions for transfers made for estate planning where beneficial ownership does not change, or if an updated CO was obtained within six months prior to the transfer.

c) New construction: Any new building or structure must have a CO before it can be occupied.

d) Major alteration: An updated CO is required for any enlargement, extension, or alteration that required a building permit.

e) Change in use or occupancy: Any change in the use or type of occupancy for a building requires a new CO.
